Background of the Study
The Internet of Things (IoT) is transforming industries by enabling the seamless connection of devices and systems to collect, exchange, and analyze data. In facility management, IoT technologies have revolutionized the way buildings are maintained, monitored, and managed. IoT applications in facility management offer advantages such as predictive maintenance, real-time monitoring of energy usage, and automation of building systems, which can significantly improve operational efficiency (Ogunleye, 2024). In Abuja, Nigeria’s capital, there has been a growing trend in the adoption of IoT in both residential and commercial facilities. These technologies help facility managers optimize resource utilization, minimize operational costs, and extend the lifespan of assets (Okeke & Olorunfemi, 2023).
Despite the benefits, the adoption of IoT in facility management in Abuja faces several challenges. These include high implementation costs, lack of technical expertise, and limited infrastructure for integrating IoT systems into existing buildings (Ademola et al., 2023). Furthermore, the awareness of the potential of IoT technologies among facility managers remains relatively low, limiting their willingness to invest in these solutions. Abuja, being a rapidly developing urban center, has unique opportunities to integrate IoT into facility management, but the adoption rate is still slow compared to other global cities. This research will investigate how IoT adoption impacts the efficiency of facility management, exploring the benefits, challenges, and prospects of IoT integration in Abuja.
Statement of the Problem
Despite the clear potential for IoT to improve facility management, many facilities in Abuja have been slow to adopt these technologies. This slow adoption is due to various factors, including limited awareness of IoT's potential, high initial costs, and a lack of local expertise in implementing IoT systems. Facility managers often rely on outdated or manual methods to manage buildings, leading to inefficiencies and higher operational costs (Afolabi & Taiwo, 2023). Additionally, there is a lack of research on the specific factors affecting IoT adoption in Abuja’s facility management sector, which hinders the development of appropriate strategies for overcoming these challenges. Without further research, facility managers in Abuja may continue to miss out on the efficiencies and cost savings offered by IoT.

Scope and Limitations of the Study
The study will focus on the adoption of IoT in facility management within Abuja, Nigeria. It will examine both residential and commercial buildings but will exclude rural areas. The study is limited to the evaluation of IoT technologies relevant to facility management and does not include other IoT applications. A limitation of this study is the potential reluctance of facility managers to disclose challenges such as high implementation costs or lack of skills due to privacy concerns. Additionally, the study will rely on available data and may not fully capture the impact of emerging IoT technologies that are still in the early stages of adoption.
